Section 8 Housing Choice Vouchers

The Newburyport Housing Authority (NHA) currently administers 102 Section 8 vouchers under the Section 8 Housing Choice Voucher Program. This program operates under the rules and regulations established by the Department of Housing & Urban Development (HUD) and current NHA policies.

There is a waiting list for these vouchers. When an applicant is notified that they are at the top of the list, the applicant is responsible for locating an apartment in the private sector that meets current HUD payment standards and Housing Quality Standards (HQS) requirements. Participants initially pay 30-40% of their adjusted monthly income and must enter into a 1 year lease agreement with a prospective landlord. The NHA enters into a Housing Assistance Payment (HAP) Contract with the landlord and forwards the balance of the contract rent directly to the landlord.

Applicant eligibility is based on income, a criminal history check, and additional program requirements as detailed under the Section 8 Housing Choice Voucher Program. Interested households may obtain an application from the Mass NAHRO Section 8 Centralized Waiting List through the link below. Preference is granted to applicants who currently live or work in Newburyport. Additional priorities and preferences may also be available in accordance with the current NHA Section 8 Administrative Plan.

Section 8 project-based applications may be obtained by calling the Authority.
